400,000 sq ft logistics hub delivered in Kings Norton

Urban8

The former Pilkington Automotive and GKN Aerospace sites in Kings Norton have been transformed into a 400,000 sq ft warehousing and logistics hub.

Urban8, now the Midlands’ largest mid-box, speculatively built logistics scheme, offers 400,000 sq ft across eight units, ranging from 26,000 sq ft to 70,000 sq ft.

Developed by GMI Construction, the £32.9m BREEAM Outstanding rated scheme is expected to create around 900 jobs. It is set to be managed by St Francis Group and be marketed by agents JLL, Savills and DTRE.

Planning permission was granted in February 2021 following the closure of GKN’s factory for windscreens and windows for civilian and military aircraft in 2019 and Pilkington Automotive’s consolidation of its operations into a larger warehouse in nearby Redditch.

Tom Maltby, director of Canmoor said: “We are excited to officially launch Urban8 to the market. As one of the largest speculatively developed mid-box multi-unit schemes in the country – in one of the UK’s top five distribution locations – with top-quality, high-end, ESG-led design credentials, we have already seen good occupier interest in the site.

“The availability of additional power to the site is also a top draw for modern occupiers’ needs. We also believe this fills a much-needed gap in the Birmingham market for new high-quality mid box warehousing/industrial space.”
