Warwickshire housing plan approved for nearly 150 homes

A 149-home development called St James Gate is set to be built in Bulkington, near Bedworth, after receiving approval.

Vistry Group has acquired the parcel of land to bring forward the project, which will bring a mix of one to four-bedroom homes to the heart of Warwickshire.

In partnership with Orbit Homes, the affordable housing providers will deliver 74 affordable properties for shared ownership, social rent, and affordable rent on the 16-acre site along Coventry Road.

Many of the homes will be constructed using open-panel timber frames from Vistry Works East Midlands in Leicestershire.

The off-site manufacturing approach reduces carbon emissions by 14,460kg CO2e per home compared to traditional brick-and-block methods.

Paul Stafford, managing director of Vistry South Central Midlands said: “We are excited to acquire this land and forge this deal with Orbit Homes that will see much-needed family homes delivered in Bulkington and create a well-balanced community which will help drive economic growth in the area.

Warwickshire has a real shortage of open-market and affordable family homes, which we aim to address in collaboration with Orbit Homes, sharing the government’s ambition to deliver new homes at scale and pace. We’re already working together with Orbit Homes on other sites in the region and are pleased to extend our relationship, providing new affordable homes in this excellent location.”

Construction will begin immediately, with open-market homes for sale in spring 2025.
