Druids Heath 3,500-home consultation reopens after legal challenge

A public consultation has reopened on plans to bring up to 3,500 new homes to Druids Heath in Birmingham, as part of a 20-year regeneration programme led by Birmingham City Council in partnership with developer Lovell.

It marks the third formal consultation period in the application’s planning history, following legal action relating to the original outline planning consent, which was approved in October 2025.

The council subsequently agreed to cancel that approval and return the application to Planning Committee for a fresh decision later this year, with the reopened consultation giving residents a renewed opportunity to comment before submissions are considered.

In a key change, the proportion of social rented homes in the outline application has increased from 11.4% to 20%. The partnership’s wider commitment remains that at least 51% of homes in Druids Heath will be affordable once the regeneration is complete, with all existing council tenants re-provided for and homeowners offered a financial package to remain in the area. The proposals also include improved open spaces, play areas and recreational facilities.

Councillor Baber Baz, cabinet member for housing and homelessness at Birmingham City Council, said: “The consultation period has opened for residents of the Druids Heath area to give their thoughts and opinions on our masterplan to regenerate and bring up to 3,500 new homes to local people.

“I would encourage people to take part before the 7 October deadline. Support is available through Planning Aid England and Loconomy, and information on how to give your views is also available on the Druids Heath website.”

Birmingham City Council and Lovell are working with Planning Aid England and Loconomy to run a free drop-in event on 15 September, from 10am to 3pm at the Regeneration Room, Idmiston Croft, to help residents understand the proposals and the planning process. The consultation opened on 7 September and closes on 7 October.
