{"id":2108605,"date":"2026-02-23T12:45:31","date_gmt":"2026-02-23T12:45:31","guid":{"rendered":"https:\/\/www.thebusinessdesk.com\/westmidlands\/?p=2108605"},"modified":"2026-02-23T16:26:59","modified_gmt":"2026-02-23T16:26:59","slug":"city-centre-hotel-opportunities-brought-to-market","status":"publish","type":"post","link":"https:\/\/www.thebusinessdesk.com\/westmidlands\/news\/2108605-city-centre-hotel-opportunities-brought-to-market","title":{"rendered":"Two city-centre Bloc Hotel sites brought to market"},"content":{"rendered":"<p>Arora Group has put two city centre hotels in Birmingham and Glasgow respectively on the market via Enterprise Hotels &amp; Hospitality.<\/p>\n<p>The group, which acquired Bloc Hotels in July 2025, has identified both assets as non-core to its long-term strategy and is seeking to recycle capital through disposal.<\/p>\n<p>In Birmingham, the freehold site carries planning consent for a 227-bedroom hotel and is being offered at \u00a32m.<\/p>\n<p>The property is directly opposite the Grand Central shopping centre and adjacent to Birmingham New Street Station, the busiest rail hub outside London, with annual footfall exceeding 30 million passengers.<\/p>\n<div id=\"attachment_2108607\" style=\"width: 310px\" class=\"wp-caption alignright\"><img decoding=\"async\" aria-describedby=\"caption-attachment-2108607\" class=\"size-medium wp-image-2108607\" src=\"https:\/\/www.thebusinessdesk.com\/_files\/images\/feb_26\/Glasgow-hotel-development-artist-illustration--300x183.jpg\" alt=\"\" width=\"300\" height=\"183\" srcset=\"https:\/\/www.thebusinessdesk.com\/_files\/images\/feb_26\/Glasgow-hotel-development-artist-illustration--300x183.jpg 300w, https:\/\/www.thebusinessdesk.com\/_files\/images\/feb_26\/Glasgow-hotel-development-artist-illustration--200x122.jpg 200w, https:\/\/www.thebusinessdesk.com\/_files\/images\/feb_26\/Glasgow-hotel-development-artist-illustration-.jpg 378w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><p id=\"caption-attachment-2108607\" class=\"wp-caption-text\">Glasgow hotel development<\/p><\/div>\n<p>The Glasgow opportunity is also freehold and is priced at \u00a34m. Located on West George Street, close to Glasgow Queen Street Station, the site comprises the vacant Dale House building, previously operated by the Royal Bank of Scotland as a cash handling and storage facility. Planning consent is in place for a 276-bedroom hotel-led scheme.<\/p>\n<p>Gavin Wright, founder of Enterprise Hotels &amp; Hospitality said: \u201cThese two development sites are both in prime positions and represent valuable opportunities in both city centres. Each site has existing consent for hotel development, although there is also the potential for alternative residential or commercial development, subject to further planning permission.<\/p>\n<p>\u201cIn Birmingham, the development site is opposite the southern entrance of the Grand Central Shopping Centre and will create a prominent feature on the city\u2019s skyline, rising 22 storeys. The existing consent is for an accommodation mix of 189 standard bedrooms, 27 apartment-style bedrooms and 11 accessible bedrooms across a gross internal area of 6,044 square metres.<\/p>\n<p>\u201cGrand Central is part of the city\u2019s retail core and is connected to the Bullring Shopping Centre, making it one of Europe\u2019s most successful retail and dining destinations.<\/p>\n<p>\u201cIn Glasgow, the development site at Dale House is in the heart of the city on West George Street and has consent for 276 rooms in an existing basement, with newly built ground and upper floors. The accommodation approved is for a mix of standard hotel rooms, studio apartments, one-bedroom and two-bedroom apartments.<\/p>\n<p>\u201cA large retail space is also available at the ground and basement levels, extending to 14,109 sq ft, with a further eight storeys above.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Schemes in Birmingham and Glasgow have been launched for sale by Enterprise Hotels &amp;
