Planning approval has been formally granted for a new residential development in Wombourne following the completion of a Section 106 legal agreement between South Staffordshire Council and Bellway.<\/p>\n
The consent paves the way for the delivery of 41 new homes on a 4.3-acre site off Orton Lane.<\/p>\n
Called Ladywell Coppice, the scheme will comprise a mix of two, three and four-bedroom houses, alongside five bungalows specifically aimed at addressing the district\u2019s increasing demand for age-appropriate housing.<\/p>\n
The agreement secures a range of planning obligations, including the provision of 40 per cent affordable housing and approximately one acre of publicly accessible open space.<\/p>\n
In addition, under section 106, Bellway has committed to a financial contribution of \u00a336,759 towards local healthcare infrastructure and will deliver an off-site interpretation board close to the South Staffordshire Railway Walk, enhancing public engagement with the surrounding environment.<\/p>\n
Construction is scheduled to commence this spring, with the first homes expected to be released to the market in May 2026.<\/p>\n
Chris O\u2019Hanlon, senior planning manager for Bellway West Midlands said: \u201cWe have designed a development which responds closely to local housing need, in particular delivering homes suitable for older residents in a district where the age profile is higher than the national average.<\/p>\n
\u201cThis is a development which puts people and the planet first. We will be building energy-efficient homes with solar PV panels and electric vehicle charging points to help residents minimise their carbon emissions.<\/p>\n
\u201cNew habitat creation, including grassland and wetland, alongside additional tree planting and the installation of bat and bird boxes will enhance the biodiversity of the site while also creating a visually attractive place for residents to live.\u201d<\/p>\n
The Orton Lane site was acquired by Bellway\u2019s Central Strategic Land team in 2019 and subsequently promoted through the Local Plan process to secure its allocation for residential use.<\/p>\n
The planning application, submitted by Bellway\u2019s West Midlands division, received committee approval last year, subject to completion of the legal agreement now in place.<\/p>\n
The final tenure mix will see 24 homes delivered for private sale and 17 affordable units provided through shared ownership and social rent.<\/p>\n
Of the five bungalows included within the scheme, three will be available on the open market, with the remaining two delivered as affordable housing, supporting a balanced and inclusive residential offer in Wombourne.<\/p>\n","protected":false},"excerpt":{"rendered":"
