Capital&Centric has begun transforming a former car park in Newcastle-under-Lyme into a new neighbourhood.<\/p>\n
The 111-apartment development, named Karparc, will feature triple-height atriums, cascading gardens, and light-filled social spaces.<\/p>\n
Residents will enjoy amenities including a gym, mini-cinema, lounge, and generous outdoor areas with balconies and roof terraces, blending green spaces with the town centre. By repurposing the building, the project also saves significant embodied carbon.<\/p>\n
John Moffat, joint managing director at Capital&Centric said: “People doubted it would work but Karparc is set to be something truly unique. Taking a concrete hulk of parking spaces and turning them into a buzzing new neighbourhood is something you won\u2019t find anywhere else in the UK. It\u2019s a creative way to solve the housing crisis and protect the planet, by reusing a building with tons of embodied carbon.<\/p>\n
“Starting the transformation proves the naysayers wrong, and now that we\u2019re under construction, people will quickly see the changes happening. It will bring energy back to the town centre and create a neighbourhood that\u2019s packed with character, light, and loads of greenery.”<\/p>\n
Simon Tagg, Council Leader at Newcastle-under-Lyme Borough Council said: “This brilliantly innovative design, which is attracting interest from across Europe, will turn an old Newcastle landmark into a brand new one. Along with the other developments at Rye Park and York Place, it is a delight to see brownfield land and derelict buildings repurposed and become hundreds of homes, boosting our town centre economy.”<\/p>\n
Karparc is part of a wider \u00a360m regeneration programme in Newcastle-under-Lyme, supported by the Borough Council and recently boosted with \u00a319m from Homes England.<\/p>\n
Capital&Centric is driving other town centre projects, including Astley Place and Rye Park, and is investing across multiple sites nationwide. The Karparc community is expected to complete in mid-2027.<\/p>\n
