Rajinder Gill, a property entrepreneur from Walsall, has been sentenced to two and a half years in prison for operating an unauthorised sale-and-rent-back business, in addition to illegally offering credit agreements and mortgages.<\/p>\n
His accomplices, Amandeep Heer and Jetinder Sandhu, also received sentences for their involvement in the scheme.<\/p>\n
Through Secure Property Consultants, Gill targeted financially vulnerable homeowners, promising quick property sales and the ability to remain in their homes as tenants.<\/p>\n
In practice, victims were pressured to sell below market value, while facing excessive and opaque fees that collectively amounted to \u00a3925,233. Several homeowners were ultimately evicted.<\/p>\n
Heer, who was Gill\u2019s partner, received a two-year community order with 250 hours of unpaid work, while Sandhu completed 100 hours of unpaid work over 12 months as part of a 15-month suspended sentence.<\/p>\n
His Honour Judge Weekes described the scheme as a \u201cpattern of systematic exploitation,\u201d noting the \u201cstark and troubling\u201d impact on victims. He characterised Gill as \u201cdishonest and manipulative\u201d and described the sale-and-rent-back agreements as \u201cparticularly odious.\u201d<\/p>\n
Steve Smart, executive director of Enforcement and Market Oversight at the FCA said: “Mr Gill and his accomplices preyed on vulnerable homeowners, turning financial difficulty into misery to fill their own pockets. Sale-and-rent-back comes with significant risks. If you are considering using it, always check the provider is authorised by the FCA.”<\/p>\n
During the FCA\u2019s investigation, Gill attempted to conceal the activities and instructed clients not to speak to the regulator. Heer and Sandhu supported these actions.<\/p>\n
Gill pleaded guilty to 27 offences related to sale-and-rent-back agreements and unauthorised credit arrangements, with an additional 12 offences considered during sentencing. Heer was found guilty of three similar offences following a trial.<\/p>\n","protected":false},"excerpt":{"rendered":"
