Great Hampton Street Works (GHSW), a 29-unit residential heritage conversion located in Birmingham\u2019s Jewellery Quarter, has been brought to market as the first asset underpinning a tokenised build-to-rent structure.<\/p>\n
Completed in 2025, the scheme is now operating as an income-generating, multi-tenancy residential property, with economic rights set to be made available in tokenised form from May 2026.<\/p>\n
The asset forms the initial issuance on a platform developed by Tokinvest, a Dubai-based real-world asset platform regulated by the Dubai Virtual Assets Regulatory Authority (VARA), which has introduced a global build-to-rent product structured as a tokenised residential real estate offering on BNB Chain.<\/p>\n
The framework provides eligible institutional, qualified and retail investors with access to economic rights associated with residential property through a regulated digital asset structure.<\/p>\n
John Heath, developer of the first tokenised asset said: \u201cTokenisation represents a significant evolution in how real estate can be structured and distributed. Tokinvest brought the regulatory process, structuring capability and operating framework needed to take this asset from concept to issuance.\u201d<\/p>\n
The launch reflects ongoing institutional interest in the UK build-to-rent sector, where professionally managed rental housing continues to attract capital at scale.<\/p>\n
Legal & General has said it has deployed more than \u00a33bn into UK build-to-rent, while Blackstone and Regis agreed a \u00a3580m deal with Vistry in 2024 covering 1,750 homes.<\/p>\n
Within this context, the model provides developers with a regulated route to bring stabilised, income-producing residential assets to market while releasing capital tied up in completed developments.<\/p>\n
Investors participate through rights linked to net rental income and net sale proceeds, with the tokenised structure also enabling access to a broader pool of eligible investors and introducing potential secondary market transferability within regulatory parameters.<\/p>\n
The Birmingham asset represents the first deployment of the framework, with additional UK and international residential assets currently being evaluated for future issuance on BNB Chain.<\/p>\n
