Richard Parker has backed a \u00a32m investment towards 207 new homes on the derelict site of the former Phoenix School in Telford, with more than 40% of the homes, 86 in total, for social rent.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\">The investment forms part of Parker&#8217;s &#8220;Homes for Everyone&#8221; campaign and will be used by developer Lovell Partnerships to help with site preparation costs on the 18-acre site.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\">It is the third housing investment the mayor has made in Telford<a href=\"https:\/\/www.bbc.co.uk\/news\/uk-england-68959995\"> since taking office in May 2024<\/a>, following the Station Quarter and Stirchley House schemes, bringing total mayoral investment in the borough to around \u00a310.5m and unlocking more than 600 new homes.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\">Once completed, 71 of the homes will be sold by Lovell on the open market, 50 will be available for private rent through Telford and Wrekin Borough Council-owned lettings company NuPlace, and 86 social rent homes will be managed by Housing Plus Group.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\">The region faces an acute shortage of affordable homes, with 7,148 households, including 15,067 children, currently living in temporary accommodation across the West Midlands, and a further 60,000 people on council housing waiting lists.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\">Parker said the investment would change lives for the better, particularly for those in temporary accommodation or poor-quality private rentals, and would transform another derelict brownfield site into a place where people could live and raise families.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\">Cllr Lee Carter, leader of Telford &amp; Wrekin Council, said the scheme reflected a continued vote of confidence in the borough&#8217;s ability to deliver quality housing.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\">It&#8217;s the latest in a strong week for Lovell in the region, after the housebuilder <a class=\"underline underline underline-offset-2 decoration-1 decoration-current\/40 hover:decoration-current focus:decoration-current\" href=\"https:\/\/www.thebusinessdesk.com\/westmidlands\/news\/2114976-lovell-breaks-ground-on-121-homes-at-staffordshire-development\">broke ground on 121 homes at its Pool House development in
