Chancerygate has submitted plans for a 153,000 sq ft speculative industrial development at Hams Hall, Coleshill, as it looks to capitalise on demand for Grade A logistics space across the West Midlands.<\/p>\n

The developer,\u00a0<\/a>which has a Birmingham office, is seeking permission for Faraday7, a speculative scheme comprising seven leasehold units, with individual floorplates ranging from 12,000 sq ft to 47,000 sq ft.<\/p>\n

Occupying a seven-acre site, the proposed development benefits from a strategic location within an established industrial and distribution hub. The site provides access to the M42 at Junction 9 and the M6 at Junction 4, alongside connections to the A446 and M6 Toll.<\/p>\n

Its location places the scheme within an established commercial network, with major businesses including BMW, JLR<\/a>, Sainsbury\u2019s, DHL, Wincanton, Sertec and Davis Turner already operating in the surrounding area.<\/p>\n

Sustainability and operational efficiency are central to the proposed development. Each unit will incorporate electric vehicle charging infrastructure and rooftop solar panels, alongside enhanced roof lighting to maximise natural daylight.<\/p>\n

The buildings will also utilise high-performance construction materials designed to minimise carbon emissions. Chancerygate is targeting EPC A and BREEAM Excellent certifications, positioning the scheme to meet the requirements of occupiers seeking high-quality, energy-efficient industrial premises.<\/p>\n

Rob Watts, senior development manager at Chancerygate, said: \u201cOur proposed Faraday7 development will provide high-specification, sustainable accommodation for a diverse range of occupiers at Hams Hall. This is one of the premier sites in the West Midlands, thanks to already being an established industrial location and having excellent connectivity to the region\u2019s key arterial routes.<\/p>\n

\u201cWe now look forward to North Warwickshire Borough Council considering our proposed plans, which will help satisfy the demand within the locality for new Grade A urban logistics space.\u201d<\/p>\n

Established in 1995, Chancerygate operates as the UK\u2019s largest developer and investment manager specialising in urban logistics property.<\/p>\n

The business was acquired in August this year by Toronto-headquartered global real estate asset manager Dream.
