Rocom HQ sold

A LONDON-BASED private investor has sold the Wetherby headquarters of Internet software company Rocom for £4.75m.

PRUPIM bought the 56,500 sq ft office and industrial building at Thorp Arch from Trison Properties.

The deal represents a capital value of £84 per sq ft and a net initial yield of 6.27 per cent.

Rocom will be paying £315,000 per annum on a 15-year lease.

James Pollock of the Leeds office of property consultancy Knight Frank advised PRUPIM, a private investment arm of the Prudential.

He commented: “This off-market opportunity proved that deals can be done in this challenging climate, if the product is right. In this case, the location, the

covenant and the yield all combined to make this a very attractive investment opportunity.”
