First phase completed on £750,000 revamp of city centre office building

Work has been completed on the first phase of the £750,000 refurbishment programme at Park Row House in Leeds city centre.

More than 20,000 sq ft of high specification office accommodation is now available to let across the top three floors in the Grade-II listed building.

The 42,289 sq ft building was acquired by Jersey domiciled investment fund UKRO in December 2017. Since then, floors three, four and five of the building have been upgraded.

The fourth floor has been reconfigured internally to provide an unexpected option with exposed services to provide 7,500 sq ft of contemporary space.

Jonathan Gale, asset manager for ADAPT Real Estate who, working with Ship Street Advisors, advised UKRO on the acquisition, said: “Park Row House is a very well-known landmark building, in a fantastic location, with great historical character which is of course appealing but today’s occupiers ideally want inspirational space inside.

“This refurbishment now provides the ‘wow’ factor internally as well as externally with a cutting-edge exposed look and we have been able to embrace some of the unique characteristics of the building within this. With flexible and dividable space options, we are hoping to attract creative industries as well as professional services.”

Since acquiring the building UKRO has also renewed lease agreements with two existing occupiers. Icelolly.com has signed a ten-year lease on 5,142 sq ft on the first floor whilst Gravitas Recruitment Group has renewed its lease on the third floor.

The Leeds offices of Savills and Sanderson Weatherall are appointed to market the building.
