Plans in for largest speculative development in South Yorkshire for 10 years

Trebor Developments and Hillwood have submitted a planning application for the largest speculative industrial development in South Yorkshire for over 10 years.

The £38m investment in Gateway 4 development in Armthorpe, Doncaster will deliver a new 409,000 sq ft distribution and logistics industrial facility located off Junction 4 of the M18 motorway.

The plans for distribution accommodation on the former 25-acre greenfield site include 15m eaves, dock and ground level loading doors, 55m service yards and 83 HGV parking spaces plus the potential for a high power supply if required.

Subject to planning, work is due to start on site in the summer with the unit being ready for occupation in quarter two 2020.

Bob Tattrie, managing partner for Trebor, said: “Trebor/Hillwood will be delivering this major investment in this strategic Doncaster location, which is suitable for a wide range of companies requiring excellent distribution facilities with access to a strong labour market.”

Rebecca Schofield, partner at Knight Frank in Sheffield, added: “Doncaster is an ambitious borough. Very few places in the UK have delivered as many major, world class projects over the last 10 years, which has changed Doncaster considerably. This, and access to a strong labour market, make it an attractive offer for business relocation or expansion.”

Cllr Bill Mordue, cabinet member for business, skills and economic development at Doncaster Council, said: “We are delighted that Trebor/Hillwood have shown their confidence in Doncaster by committing to build this new industrial facility. Our enquiry levels for industrial properties are increasing and our Business Doncaster team look forward to helping them find a suitable tenant.”

Trebor/Hillwood are represented by agents Knight Frank in Sheffield and London, CBRE and CPP.
