155 home scheme proposed for green belt land

Fields on the outskirts of Bingley could accommodate 155 new homes if planners give the go ahead.

The 8.41 hectare site intended for the development is west Of Lysander Way And south Of March Cote Lane, in Cottingley.

Patchett Developments has put forward an outline planning application. It wants to use the green belt land for housing, which would include 31 affordable homes.

A statement submitted to Bradford Council by Johnson Mowat Planning and Development Consultants, explains that the land is currently used for grazing sheep and cattle.

It adds: “The proposals provide for the delivery of a wide choice of much needed high quality private and market housing within Cottingley.

“Bradford does not currently have a five years housing supply. Bradford Council can only demonstrate a 2.06 year supply of land for housing; a shortfall of 10,603 dwellings.

“This underlines the need to progress the development of this site as soon as possible and the benefits arising to the economy of the district and Cottingley remain strong material considerations in support of the applications proposals.

“The applicant has clearly demonstrated that very special circumstances do indeed clearly outweigh any harm to the Green Belt and any other harm from the development proposed.

“It is clear therefore that the benefits of the development significantly and demonstrably outweigh the adverse impacts of development in this case.”
