Plans for first phase of new housing scheme

Land currently used for industrial storage use could become new housing if planners agree.

Outline plans for 22 homes have been submitted for a Green Belt 0.58 acre site at Thorpe Hill Farm, Lingwell Gate Lane, Thorpe.

But the applicant says that if approved, this would be the first of two phases of development, with the second stage to feature an additional 52 homes on a neighbouring site.

An applicant’s design and access statement for the proposals explains the land earmarked for the properties has good road transport links to the centres of Leeds and Wakefield.

It adds: “It is envisaged that Phase one would take around 12-months to complete, with Phase 2 (subject to any future planning application) taking around 24-months.

“The overall masterplan would therefore be completed within a three-year period between 2020 and 2022.

“Both phases would use the proposed access from Lingwell Gate Lane, with the existing industrial access retained during Phase one and closed up as part of the Phase two works.

“The majority of the [Phase one] site comprises industrial storage uses and the domestic curtilage of a dwelling.

“This proposed development of 22 dwellings will generate a requirement of 3.3 affordable housing units – the location, size and tenure of affordable units to be provided is to be dealt with at the Reserved Matters Stage.”

The application is currently being considered by Leeds City Council planning officers.
