112-acre holiday lodge and glamping site to be sold as part of administration

A part-developed luxury holiday lodge and glamping site in North Yorkshire has been brought to market by Avison Young, on behalf of administrators.

Totaling 112 acres, the former Ryedale Exhibition and Leisure Centre off Malton Road, Pickering is a development opportunity with planning permission already secured for 133 holiday park lodges and accompanying facilities. Three of the one, two and three-bedroom lodges, as well as 60 of the glamping pods have already been built, with foundations laid for an additional 57 lodges.

 The site is also home to a 45,247 sq ft modern warehouse, designed to be used as an events arena for future guests and a tenanted gas well producing £36,500 rent per year.

Chris Brooksbank from Avison Young’s restructuring team, operating from the firm’s Leeds office, said: “Sites like this don’t come along very often and it presents an exciting opportunity for a leisure operator in a location that is popular with tourists and holiday makers.

“The development completed to date is finished to a very high standard, making the site suitable for continued development or it could be re-purposed for other uses.”

The site is less than a mile from Pickering town centre, and 3.7 miles from the North Yorkshire Moors. The seaside resorts of Scarborough and Whitby are both within an hour’s drive.
