Planning consent for massive, speculative industrial development

Detailed planning consent has been granted for a 409,000 sq ft speculative industrial unit in Doncaster, on Junction 4 of the M18.

Trebor Developments and partner, Hillwood, agreed terms with Lazarus Properties to purchase the 27-acre site earlier this year. Following the consent of planning, work on site will begin in the New Year, allowing occupation of the building in the third quarter of 2020.

The building will be specially designed for a distribution facility. It will incorporate 38 loading doors and extensive lorry parking facilities for up to 83 HGVs.

However, it will be equally suitable for manufacturing uses, with a 1MVA power supply, which could be increased to meet occupier requirements.

Bob Tattrie, managing partner for Trebor, said: “We are delighted to have worked closely with the local planning authority to deliver this major consent and with the road infrastructure now completed on site, we will be confirming the selected main contractor shortly and starting on site in the New Year to deliver this major scheme.

“The location is excellent and Yorkshire has seen a good take up of large industrial premises over the last 12 months. We expect keen interest from a range of occupiers.”

Trebor/Hillwood are represented by agents Knight Frank in Sheffield and London, CBRE and CPP.
