Business hired to manage landmark city centre properties

Leeds-based property asset management business Tandem has been appointed to manage a portfolio of buildings in Bradford and Liverpool.

The instruction, on behalf of Augur Group, includes Xchange, a mixed use 98,000 sq ft building located in central Bradford, the Grade II listed Lewis’s building in Liverpool and the adjoining Liverpool Central Shopping Centre.

The Xchange is situated adjacent to the entrance of the Broadway Shopping Centre, in Bradford. It includes tenants such as, Easy Gym, Bon Marche, Greggs, Brighthouse, CEX, Esquires Coffee House and recent addition, Metro Bank.

Tandem will be reviewing the facilities management services, service contracts and the key communication strategy with the proposed residential development on the upper floors.

Augur Group, with its joint venture partners, acquired the Lewis’s Building and adjoining land holding in central Liverpool, in early 2017. The scheme has now been incorporated into the Knowledge Quarter and adjoins Liverpool Central Station.

The Lewis’s Building

In collaboration with Liverpool City Council and Network Rail, the planned development will encompass the 400,000 sq ft Grade II listed Lewis’s building and its retained facade as well as the surrounding land to deliver a new retail and leisure destination in the heart of the city, to be known as ‘Circus’.

Upon completion, the whole scheme will offer over 255,000 sq ft of retail, leisure and residential space and Tandem will be working closely with all stakeholders to help deliver this exciting scheme.

Included in the property is a 126 room Adagio Hotel, a 26,000 sq ft Pure Gym, Liverpool Central Post Office and 70,000 sq ft of Grade A refurbished office space. With approximately 50% of the office already leased to the NHS, Tandem will be working closely with the existing tenants as well as the wider client team to deliver high quality customer service and support for the letting strategy.

In partnership with Liverpool City Council, Augur also owns the adjoining Liverpool Central Shopping Centre which sits above Liverpool Central Station, the seventh busiest station outside of London. The centre comprises over 51,000 sq ft of retail space and is home to tenants including Greggs, CEX, Costa, Sainsbury’s, WH Smith and Café Nero.
