Buyers found for two office premises

Springwood House

Two prominent office buildings in Leeds and Bradford have been sold in deals negotiated by Leeds-based property company, Adair Paxton.

Springwood House is a substantial office property in Horsforth offering 11,750 sq ft spread across four floors, with parking for more than 40 cars.

It is on Low Lane, close to both Leeds Outer Ring Road and Horsforth Railway Station. It has been acquired by a private buyer and will continue to be used as office space.

New Barn

In addition, The New Barn at Home Farm in Esholt has been acquired by Data Direct, which distributes a wide range of office equipment, supplies and consumables to dealer networks.

The modern detached stone property was built in 2008 and offers 1,914 sq ft of high-quality office space.

Home Farm consists of eight office units within a courtyard setting and landscaped grounds, in a rural but accessible Conservation Area, close to both Esholt village and Apperley Bridge Railway Station.

“Both these standalone buildings are very well-maintained and offer modern office layouts, in popular, well-connected areas, so we were able to generate plenty of interest in them.

“These deals also demonstrate the high level of demand in the market for high quality office space. This comes at a time when many offices are being converted into residential schemes, due to relaxed planning restrictions, which means certain office buildings can be redeveloped via permitted development rights.

“This has created a shortage of office buildings currently available for sale and as a result, the market is particularly buoyant now with both owner occupiers and investors keen to secure deals.”
