Refurbishment is transforming city centre office property

An office building in Leeds city centre is nearing completion of a major refurbishment to provide boutique style Grade A office space.

2 The Embankment, in Sovereign Street, was formerly occupied by Yorkshire Water and offers modern business spaces ranging from just 825 sq ft up to 27,373 sq ft. Its refurbishment is due to complete in early September.

Fund managers CBRE Global Investor have made a substantial investment in the building and new features include full raised access floors, suspended ceilings, modern integrated lighting, new lifts and air conditioning.

A cycle hub and shower facilities are also provided along with private parking with electric charging points.

An impressive new entrance and reception area complete the transformation, which is designed to appeal to the Creative and Technology, Media and Telecoms (TMT) sectors as much as corporate occupiers.

Eamon Fox, Partner at the Leeds office of Knight Frank which is sole agent appointed to market the building, said: “2 The Embankment is recognised as a prime site in the good company of major firms such as KPMG, Addleshaw Goddard, Eversheds, BT and ASDA and this repositioning seeks to appeal to both creative and corporate industries in collaborative enterprise.

“The property enjoys a riverside presence yet is only a few minutes’ walk from Leeds City Railway Station and Trinity Leeds.

“We are unique in our ability to provide high quality suites from 825 sq ft where an occupier can have their own entrance and dedicated suite.

“It is a location where most growing businesses aspire to be but are often hurdled by high rents and inflexible terms.

“At 2 The Embankment our offer is much more accommodating and CBRE Global Investors are in a unique position to be much more flexible on lease terms and offering bespoke solutions.

“We have already received a good level of enquiries despite the impacts of Covid-19.”
