GP surgery and pharmacy secured as anchor tenant for mill regeneration

Hartley Property Trust has agreed a deal with Colne Valley Group Practice to occupy 6,000 sq ft of ground floor space at The Globe Slaithwaite, near Huddersfield.

A lease has been agreed over 15 years for both the practice and the pharmacy.

The practice is to relocate its GP surgery and pharmacy from existing premises at Croft House in the centre of Slaithwaite, to more modern purpose designed facilities at The Globe Slaithwaite.

Hartley Property Trust is offering a turnkey solution in the West Wing of the building to provide six consultation rooms, a Minor Operations Room and two nurse treatment rooms as well as 24 car parking spaces.

The adjacent pharmacy will be operated by Cohens, with another 7,500 sq ft of space available within the building for further complementary medical uses. It is believed the medical centre will accommodate 10,000 patients a year.

Originally built in 1887 for textiles production, The Globe is undergoing major redevelopment to provide over 60,000 sq ft of mixed-use accommodation, complete with super-fast connectivity and IT facilities.

45,000 sq ft is to be used as The Globe Innovation Centre with state-of-the-art offices, laboratory and research and development space.

Around 7,500 sq ft is to be dedicated to an artisan food hall, with a further 5,000 sq ft available for convenience and retail use.

The redevelopment by Hartley Property Trust also includes a new pedestrian bridge over the canal basin, linking to Carr Street which is the main retail area and high street of Slaithwaite.

A spokesman for Hartley Property Trust said: “We are delighted to announce this deal with Colne Valley Group Medical Practice as our anchor tenant at The Globe.

“It is the catalyst for us to launch the scheme as a centre for a modern medical practice, state of the art innovation centre and complemented by a unique artisan food hall that is befitting to the village’s charming and unpretentious reputation for local produce.”

Kirsty Hull, practice manager at Colne Valley Group Practice, said: “We are looking forward to our move. The new site will provide better accessibility to all our patients. It will offer additional consultation rooms and will also have a larger waiting room, enhancing patient privacy and confidentiality.”

The new practice and pharmacy are expected to be ready for occupation by May/June 2021.

Colne Valley Group Practice was advised throughout by Graeme Haigh of Bramleys LLP.

Metcalfe Commercial, Hanson Chartered Surveyors and Knight Frank are appointed to market the scheme.

Jason Metcalfe at Metcalfe Commercial said: “The Globe Development lies at the heart of Slaithwaite village and is deserving of the renovation underway. The Globe will showcase innovation through purpose built R&D laboratories and offices.

“Our vision is to see this grand and impressive historic building become a centre of attraction with a modern health practice and pharmacy complemented by bespoke spaces for a dental practice, physiotherapy clinic, and other health related practises.

“Speciality food trades, bustling arts and crafts, restaurants and brewing will also be provided in this state of the art facility.”
