Land sale paves the way for more homes

Savills Leeds’ development team has completed on a deal that will bring nearly 30 new homes to the West Yorkshire village of Shepley.

The sale of the 2.3 acre site off Abbey Road North, which forms part of Kirklees Council’s Local Plan to build tens of thousands of new homes in the borough, will see 27 new homes built – five of which have been allocated for affordable housing.

Sold to local developer Scotfield Group in a deal led by Savills Leeds, the 27 units will be a mixture of three and four bedroom houses in the form of detached, semi-detached and terraced properties. The properties will vary between two and three storeys.

The news follows the latest mainstream property forecasts from Savills, in which house prices in Yorkshire are expected to see growth of 21.2% over the five years to 2025, more than five times the 4% predicted growth in London and above the UK average of 15.1%.

Kirsty O’Donnell, associate director in the Development team at Savills Leeds, said the site should generate plenty of interest among would be buyers.

She added: “This is a major project for the region and something which we are incredibly proud to have been involved in.

“The sale of the site now creates a significant pipeline for much needed housing delivery in Kirklees and, more broadly, West Yorkshire that will benefit the local community for generations to come.”

Stephen Holman, director at Scotfield Group, adds: “We have been working together with Savills and Kirklees Council for over 12 months to secure planning permission for the site and we are looking forward to delivering quality houses in 2021.”
