Former mining site transformed into commercial units

Work has completed on a £3m industrial development in Barnsley where six units have already been pre-sold.

Barrowfield Business Park in Thurnscoe provides 15 new units suitable for industrial, storage and distribution use, available to purchase or lease.

Commercial property developers Priority Space, in partnership with HG Sites, are behind the speculative 25,000 sq ft development on the site of the former Hickleton Colliery, which shut in 1988.

Director at Barnsley-based Priority Space, Lee Buchanan, said: “We are very pleased to announce completion of this important development which transforms a former mining site into business units designed to attract investment into the area and create jobs for the local community.

“We are passionate about supporting regeneration and delivering high-quality, accessible spaces which offer business opportunities for small to medium-sized businesses.

“There is a strong interest nationally in warehouse and distribution space right now, as the online retail sector continues to grow – a development accelerated by changes in shopping behaviour during the Covid-19 lockdown.”

The purchase and lease of units, between 1,250 sq ft and 2,250 sq ft in size, is being handled by Barnsdales and Commercial Property Partners (CPP) as joint agents for the scheme.

The development is funded by the Sheffield City Region Jessica Fund, which is managed by CBRE Capital Advisors.

Barnsley Council assisted Priority Space in securing this funding.

Councillor Tim Cheetham, cabinet spokesman for regeneration and culture at Barnsley Metropolitan Borough Council, said: “We are delighted that this first class development, supported by Sheffield City Region Jessica funding, is now available for inward investing and expanding local businesses.

“Our award winning Enterprising Barnsley team is available to provide comprehensive business support and ongoing assistance to occupiers.

“This is a further vote of confidence by national developers that Barnsley is an excellent location for investment and we look forward to continuing to work with Priority Space in the future.”

Buchanan added: “We’d like to thank Barnsley Council for their help in securing Sheffield City Region Jessica funding in support of this property development for economic growth.”
