Occupants sought for commercial development site

The Leeds industrial and logistics team at global property consultancy Knight Frank have been instructed by Wilton Developments, alongside CBRE, to market the Latitude development in Normanton, West Yorkshire.

The four-acre development site has detailed planning consent for a two-unit scheme, comprising 34,500 sq ft and 43,000 sq ft respectively. Both units are available either to lease or to buy.

Iain McPhail, partner at Knight Frank, said: “We’re delighted to have been instructed by Wilton on this fantastic opportunity.

“Latitude is ready to go, having been fully tendered and with all planning conditions discharged already.

“This means that a building can be ready for occupation in approximately six months from legal commitment.”

Mike Baugh of CBRE added: “Due to the recent spate of lettings in the area, there is a critical supply/demand imbalance specifically on Junction 31 of the M62.

“We are therefore confident the team will identify end users for both buildings.

“Latitude is a very attractive proposition for occupiers who are wanting brand-new warehouse space delivered quickly, but retaining the advantage of being able to add their own bespoke specifications to a building.”

Jason Stowe, of Wilton, said: “We have invested into the site to ensure it can be ready in a relatively short time frame, we can be on-site almost immediately subject only to agreeing the legal documentation with an occupier”
