110,000 sq ft warehouse on the market

A 109,275 sq ft warehouse, located off Junction 40 of the M1 in Wakefield, will soon be vacant.

The Leeds offices of property consultancies Knight Frank and Avison Young have been instructed to market the unit.

The property, which forms part of the larger Park 40 development on Flanshaw Way, is currently occupied by Card Factory on a short-term lease, which expires in the summer.

Iain McPhail, partner and head of the Knight Frank’s industrial team in Leeds, said: “Due to the lack of existing warehouse stock on the market in West Yorkshire, specifically above 100,000 sq ft, there is currently a strong demand for this type of property”

“Wakefield is a logistics and distribution hotspot, thanks to its superb position at the centre of Yorkshire’s excellent motorway network and proximity to large labour pools.”

Rob Oliver, principal at Avison Young, added: “The property’s excellent location, less than a mile from Junction 40 of the M1 and close to Wakefield city centre, combined with flexible lease terms should prove very attractive.”
