Latest signings mean prominent city building is fully let

Temple House, in Leeds, is now fully let following the signing of two new high-profile tenants.

Ninja Warrior UK has taken approximately 40,000 sq ft on the ground floor of the Seacroft property on a 15-year lease.

It is fitting out the space to replicate the assault course made popular by the hit ITV series with plans to open in summer 2021.

Global serviced office provider, Instant Offices, has also taken the entire 11,500 sq ft of first floor office space on a five-year lease.

It will be providing a fully managed office solution on behalf of an undisclosed Government client for a new regional office, which will be using it as a centre for ‘work coaching’.

The two companies will be joining existing tenants Virgin Media, and both Beechwood Vets and Premier Martial Arts, secured last year, who occupy the remainder of the building creating a large multi-let mixed-use block of over 100,000 sq ft.

Nick Salkeld, director of Fox Lloyd Jones, which identified and negotiated the lettings for the landlord, said: “The building’s convenient location in North East Leeds is ideal for the new tenants.

“It is only four miles from the city centre, is highly prominent to the Ring Road, as well as being close to both the A58 Wetherby Road and A64 York Road, and has extensive car parking both on-site and on a dedicated car park adjacent.

“Seacroft Ring Road is a long-established and popular mixed-use location catering to many uses and both local and national occupiers.

“This has been an interesting scheme to pull together as we have hade wide-ranging interest from many different sectors due to the strength of the location and the flexibility of the spaces.

“To generate rents well in excess of £550,000 per annum from a mix of uses is very satisfying, particularly as all deals have been done in lockdown.”
