Work kicks off to deliver 1.1 million sq ft of warehouse space

Henderson Park and Cole Waterhouse has appointed Savills as joint leasing agents at Konect 62, a major industrial and logistics development in Knottingley, West Yorkshire.

Savills will work alongside DTRE and Sixteen Real Estate.

Construction has begun to develop phase one of the massive scheme, comprising 1.1 million sq ft of warehouse space across four units.

This will include ‘Big K’, a 735,000 sq ft unit, one of the largest ever delivered in the North of the UK.

Three further units of 161,000, 151,000 and 55,000 sq ft will also be constructed with practical completion scheduled for quarter three 2023.

Tom Asher, industrial and logistics director at Savills Leeds, said: “Konect 62 will become one of the UK’s best connected manufacturing and distribution hubs when the first phase completes next year.

“Its standout specification, coupled with the excellent location, makes this a hugely desirable scheme for both regional and national occupiers.

“We are continuing to see a significant lack of supply within the Yorkshire industrial market, particularly for big box units.”

David Nuttall, managing director of industrial and logistics at Cole Waterhouse, added: “We’re making great strides delivering Konect 62 and bringing Savills on board to augment our team of DTRE and Sixteen Real Estate will further drive the site forward as we move into 2023.

“We’re making a significant statement in delivering such a large scale of development and we have the potential to bring forward a further 800,000 to 900,000 sq ft in future phases.”
