Potential for another 400 homes at former colliery site

Templegate Developments Ltd, the joint venture partnership of Evans Property Group and Keyland Developments, has instructed Savills to market phase two of its Skelton Gate community in Leeds Aire Valley.

The scheme could see the delivery of about 400 new homes.

Skelton Gate, in its entirety, is a 170-acre former open-cast colliery site to the east of Junction 45 of the M1.

Phases one and two have planning permission in place for up to 1,100 homes, a new school, public open space, a local centre and a food store.

An application is currently running for phase three, which, if approved, will provide an additional 700 homes and infrastructure.

A £20m Home Building Fund loan from Homes England is funding the delivery of infrastructure and ground preparation works for all phases.

In addition to enabling the creation of more than 500 new construction and operational jobs, the scheme is contributing to the region’s housing targets, following a sale of the 27 acre phase one in January 2022 to Avant Homes and Evans Homes for delivery of a combined 415 homes.

Phase two, comprising around 31 acres, will be sold fully serviced, with Hall Construction Services Ltd on schedule to complete key infrastructure and groundworks by mid-2024.

It will enable housebuilders to begin construction of houses to deliver sales by the end of December 2024, subject to planning.
