Build Briefs: Arc; Gordons; Eddisons; BAM

ORCHARD Street Investment Management, the specialist commercial property investment manager, has let a 20,000 sq ft warehouse on a ten year lease at Gildersome Spur Industrial Estate in Leeds to Arc Building Solutions, a manufacturer of specialist building insulation products.

The letting was completed on behalf of St. James’s Place Wealth Management.

Arc Building Solutions, which has relocated from its existing premises in Bradford, will join current tenants that include Alliance Disposables, Neovia, DHL and Yodel.

Gildersome Spur Industrial Estate is the largest single owned industrial estate in Leeds comprising 470,000 sq ft in total.

Richard Walters, associate partner at Orchard Street, said: “Following the completion of a comprehensive refurbishment in 2012, we have let over 70,000 sq ft of space to several new occupiers in the past 18 months. We are confident of securing more new tenants as activity in the local occupier market continues to improve.”

DTZ and Carter Towler are joint letting agents for the estate.

Arc Building Solutions wanted to upgrade from their existing facility and Gildersome Spur provided the perfect solution. We now have only 3 buildings left available at Gildersome Spur and given the current levels of interest we hope to make further announcements on new tenants in the very near future.”

YORKSHIRE law firm Gordons has secured instructions from Saudi Arabian Airlines to complete the last in a series of major lettings of its six-storey UK headquarters in Victoria, London.

Gordons has just been appointed to let the 3,450 sq ft second storey, the last vacant floor of the Victoria Street building, to retail software specialists the ITIM Group.

These new instructions complete a letting programme that has already seen Ben Lamb, a senior so-licitor in Gordons’ commercial property team, advise the airline on the lettings of three other floors of this building.

Saudi Arabian Airlines is one of the world’s largest airlines and Mr Lamb started acting for the company nine years ago whilst practising at a City firm. He moved to Gordons in 2010 and has continued to be instructed by the airline since.
Mr Lamb said: “This is an exciting programme to be involved in and requires both technical legal skills and creative thinking. It demonstrates that large international companies are recognising that they do not have to use a London-based law firm to obtain a top quality service and turnaround times.”

Wesley Street EddisonsA FORMER public toilet on the outskirts of Leeds is being offered for sale at auction later this month.

The single storey building on Wesley Street in Morley is for sale at a guide price of £10,000 plus at the Eddisons auction taking place at Elland Road on October 24. It is being offered on the instructions of Leeds City Council.

Meanwhile, the council is also looking to dispose of other surplus stock around Leeds, including the former Farfield Community Centre, near Pudsey.

The vacant detached building on Farfield Avenue, close to the Owlcotes Shopping Centre also includes a three bedroom flat and has a guide price of £140,000.

A small holding at the side of Otley Chevin is among a range of land opportunities included in the auction catalogue. The six acre site which contains derelict buildings, a static mobile home and stables is guided at £100,000.

Commercial stock includes a tenanted retail investment in the Whingate area of Leeds, let to One Stop Stores, a subsidiary of Tesco, which produces income of £30,000 per annum. The guide price is £400,000.

An adjacent garage and four bedroom apartment producing income of £15,600 a year is guided at £150,000.

Elsewhere, a part completed residential development site in Barnsley is being offered on the instructions of the Joint LPA Receivers at a guide of £375,000.

The superstructure at the junction of John Street and Burleigh Street has been completed and the scheme comprises 66 one bedroom flats, and 20, two bedroom flats. 10,000 sq ft of retail and leisure space is planned for the ground floor.

BAM Construction has been named as contractor of the year in the Constructing Excellence awards for the Yorkshire and Humber regions.

The integrated design, construction and engineering company swept the board winning the top award for its use of technology and project of the year – both for its pioneering approach to the build of Leeds Arena.

BAM Nuttall and Morgan Sindall shared the top spot for another category – health and safety – for their joint venture on the M62 managed motorway scheme.

James Wimpenny, director of BAM Construction for the North East, said: “I’m absolutely delighted that we’ve stood out so strongly. We have a creative and industrious team here in Leeds and we bring a lot of thought and innovation to how we design and construct buildings.”

YORKSHIRE-based Harris Construction Management (HCM) won the Collaborative Working Award at this year’s Celebrating Construction in South Yorkshire Awards.

The awards, hosted by the Chartered Institute of Building and staged at Sheffield’s Cutlers’ Hall, highlight the broad spectrum of construction excellence delivered by companies operating with the region’s construction sector.

In another coup the firm was highly commended in the Integration and Collaboration category.
