Harworth Group has strengthened its industrial and logistics investment portfolio with a series of lettings that have pushed occupancy close to full and delivered a significant uplift in rental income.<\/p>\n<\/div>\n

The regeneration specialist and strategic landowner has secured 267,000 sq ft of lettings on previously vacant space since 1 July 2025, generating \u00a32.5m of annualised rent. Average rents achieved were \u00a39.28 per sq ft, ahead of expectations and around 1.4% above ERVs, underlining continued demand for high-quality logistics space in regional markets.<\/p>\n<\/div>\n

The standout deal was a 169,400 sq ft letting at Droitwich 170 in Worcestershire, where UK logistics provider Uniserve has signed a 10.25-year term-certain lease. The unit is Harworth\u2019s largest single-unit speculative development and only reached practical completion in August, making the speed of the letting particularly notable.<\/p>\n<\/div>\n

As a result of the transactions, Harworth\u2019s Investment Portfolio EPRA vacancy rate has fallen sharply from 4.9% at H1 2025 to just 1.0%. Several key sites are now fully occupied, including Droitwich, the Advanced Manufacturing Park, Catalyst and completed units at Gateway 36 in South Yorkshire.<\/p>\n<\/div>\n

Chief executive Lynda Shillaw said the lettings demonstrate both the strength of Harworth\u2019s asset management capabilities and the depth of occupier demand for Grade A space outside the South East.<\/p>\n<\/div>\n

\u201cOur network and market intelligence has enabled us to capitalise on strong demand in our regions, bringing the portfolio to near full occupancy, setting new headline rents and showcasing the reversionary potential within the estate,\u201d she said.<\/p>\n<\/div>\n

The lettings also support Harworth\u2019s longer-term strategy of growing its I&L Investment Portfolio through the development of its substantial consented pipeline, which totals 8.7m sq ft.<\/p>\n<\/div>\n
