Yorkshire housebuilder Honey has secured a £19.3m partnerships deal with Bradford‑based housing association Incommunities to deliver 85 homes.

It is the first collaboration between the two organisations and a significant boost to affordable housing supply in the region.

The Heather development at Low Moor, which combines 59 partnership plots with 26 section 106 properties, will deliver a mix of two, three and four‑bedroom semi‑detached, terraced and end‑terrace homes.

Supported by grant funding from Homes England, the development offers a range of tenures including social rent, affordable rent, rent to buy and shared ownership, addressing acute housing need across Bradford District.

Work is already underway on site, with the first residents expected to move into new homes from September.

Mark Mitchell, CEO of Honey, said the agreement represents a milestone for the business’s

fast‑expanding partnerships division, which was launched last year and is helmed out of its Sheffield and Leeds offices.

He said: “This is Honey’s first partnerships deal within Yorkshire, and we are very pleased that it is with Incommunities”.

“Our partnership will deliver much needed sustainably designed affordable homes for Low Moor residents. We believe it’s our social purpose to help make more homes available to those who need them most, and working with Incommunities allows us to do just that.”

Since establishing its partnerships division, Honey has agreed deals on three sites totalling 254 affordable homes and forward sales of £55m.

Backed by private equity firm Alchemy Partners – and its £937m Alchemy Special Opportunities Fund IV – Honey’s expansion signals growing investor appetite for partnerships that deliver both commercial and social value in regional housing markets.

For Incommunities, whose portfolio spans homes predominantly across West Yorkshire and the Bradford District, the Heather scheme extends its footprint in a market where housing affordability remains a critical local issue.

Aimee Law, director of development and regeneration at Incommunities, said: “We’re pleased to be partnering with Honey on this development. This scheme marks the start of our partnership with Honey, and we look forward to working together to deliver high‑quality homes. We manage homes across West Yorkshire, with the majority in the Bradford District, so continuing to invest in communities like this really matters to us.”

Law added that Incommunities has “ambitious growth plans” and is keen to explore further opportunities across West Yorkshire as it expands its new‑build programme.

Meanwhile, eveloper Breck Homes has begun work on its first Yorkshire housing scheme, also partnering withIncommunities on a 53-home development in Bradford.

The project, located on Rushton Avenue, will deliver a mix of two-to-four-bedroom houses, along with maisonettes and apartments for social rent. The scheme will also include communal gardens and shared spaces, transforming a vacant brownfield site formerly owned by Morrisons. Planning permission was granted by the council in March, with completion expected in summer 2027.

The development marks the first collaboration between Breck Homes and Incommunities.

Managing director Nigel Robson said the scheme highlights the urgent need for affordable housing in Bradford and represents a key milestone for Breck’s regional growth.
