Caddick Group has suffered a 95% plunge in profits as the lucrative development disposals that powered its recent earnings came to an end.<\/p>\n
The Wetherby-based group said the figures reflect the “cyclical nature of property development” as it emphasised achieving a 14th-consecutive year of profitability while continuing to invest.<\/p>\n
Pre-tax profits were \u00a31.4m in the 12 months to August 2025, down from \u00a328.8m, while group turnover slipped 11% to \u00a3539m. The scale of the profit fall reflected the disappearance of the large, high-margin development realisations that had driven earnings in previous years.<\/p>\n
Nevertheless, Caddick Group more than doubled shareholder dividends to \u00a34.75m from \u00a32m the previous year, newly-filed accounts have revealed.<\/p>\n
“Property development, by its nature, delivers results that can vary significantly year on year,” said chairman Paul Caddick.<\/p>\n
The group continued to invest and grow its pipeline, adding 20% to its strategic land holdings, while “maintaining both robust cash balance and cashflow”, it said.<\/p>\n
Caddick’s land pipeline now includes 21m sq ft of industrial space and more than 21,000 residential units.<\/p>\n
“We remain focused on investing throughout the cycle to create lasting value through high\u2011quality developments, strong delivery capability and assets that support communities,” said Caddick.<\/p>\n
“With a diversified portfolio and a robust balance sheet, we are confident in the group\u2019s ability to continue to progress as market conditions improve.\u201d<\/p>\n
The group said its diversified operating model across construction, development and rental living had helped offset market volatility.<\/p>\n
Its construction business, which generates 70% of the group’s turnover, secured a series of framework wins during the year, including appointments to Prosper\u2019s New Build Development Framework, Torus\u2019s housing and retrofit programme, and multiple lots for the Department for Education.<\/p>\n
Caddick\u2019s build-to-rent and student accommodation platform, Moda Living, reported a fall in turnover to \u00a3125m, reflecting the timing of project completions and a shift in funding structures. Moda has also built a significant investment platform, with minority co-investments in living assets valued at more than \u00a32bn.<\/p>\n
Caddick added: “While market conditions remain challenging, the strength of our construction business, the continued maturity of Moda Living and the quality of our I&L [industrial and logistics] and residential pipelines mean we are well positioned for the long term and are well-placed to weather economic uncertainty.”<\/p>\n","protected":false},"excerpt":{"rendered":"
