Dale Hall Liverpool gains planning approval for 66 new homes

Acting on behalf of the University of Liverpool and Elan Homes, CBRE’s Manchester planning team has secured planning approval from Liverpool City Council for the redevelopment of a prime location in Mossley Hill, the former university student accommodation site, Dale Hall.

Planning permission has been granted for 66 new dwellings, ranging from two-bedroom apartments to five-bedroom detached houses at the 8.58 acre site in Elmswood Road.

Proposals include a central area of open space and extensive areas of landscaping.

Elan Homes will provide £34,000 towards public open space and a £3,000 contribution towards public art, under the S106 agreement.

The application was unanimously approved by the council’s planning committee earlier this year, and the University of Liverpool recently completed the sale of the site to Elan Homes.

CBRE’s Manchester land and development team acted on behalf of the university, advising on the site disposal to Elan Homes.

Dale Hall was constructed between the 1950s and 1970s and was used as student accommodation until 2014 when the site became surplus to the university’s requirements.

Alex Beedle, director of the university’s estate strategy, said: “The sale of Dale Hall represented a significant part of the University of Liverpool residential strategy which has seen us invest £250m in improving student accommodation as a whole.

“CBRE facilitated the sale of Dale Hall and we are grateful for their valuable contribution in working with the City Council and Elan Homes to deliver a long-term lasting legacy for Liverpool with a high quality residential development.”

Elan Homes has recently delivered schemes in the area, including Carnatic Court and Aigburth Grange.

Shaun McCarthy, technical director at Elan Homes, said: “The homes will replace outdated university accommodation in the desirable L18 postcode – a highly sought after and accessible location.

“A public consultation has highlighted the needs of the local community and the development will address their housing demands.

“Set in a leafy setting, thanks to the woodland surrounding the site, with the historic Sefton Park on its doorstep and a choice of primary schools, we anticipate this site could be one of our most popular.”

Demolition and construction works are due to start on site in the next few weeks, with the first homes to be released for sale in early 2019.
