Supermarket expands into new office space in Manchester city centre

Supermarket chain Sainsbury’s is taking a floor at one of the most sought after office buildings in Manchester.

The retailer has signed a deal with M&G Real Estate and intu, the joint owners of the Manchester Arndale.

The firm has announced that Sainsbury’s has committed to taking a further floor at Arndale House.

The 10, 812 sq ft expansion, on a five-year lease, means that the supermarket giant now has almost 55,000 sq ft of office space over five full floors.

Arndale House remains popular due to its flexible layout, solid transport links and location in the centre of Manchester.

The building offers a Grade A specification at a very reasonable rent, whilst providing businesses with the ability to design their own bespoke space, fulfilling their individual requirements and creating a comfortable working environment for their employees.

Scott Linard, director asset management at M&G Real Estate, said: “The decision of Sainsbury’s to take an additional floor at Arndale House – with their total space almost reaching 55,000 sq ft, – is a testament to Arndale House’s excellent location and superb transport links.

“The Manchester office market currently offers a limited supply of Grade A office stock. This is creating an increasing demand for new space but the refurbishment we are planning will align closely with the city’s occupier needs.”

Jonathan Cook from CBRE spoke on behalf of the joint agents.

He said: “CBRE and Savills are delighted that Sainsbury’s have extended the space they occupy at Arndale House.

“The planned refurbishment that will follow will reposition the building as one of the most prominent office towers in the city, with an occupancy ratio of 1:6 sqm and very efficient floorplates, on-site amenity that cannot be beaten, and unrivalled views of Greater Manchester, all at a very competitive rent.”
