Cumbrian destination dining inn on the market

Bay Horse Hotel

Offers of more than £750,000 are being sought for a Lake District destination dining inn.

Specialist business property adviser Christie & Co is marketing freehold for The Bay Horse Hotel, in Ulverston, which has nine bedrooms providing views across the Leven Estuary towards the Cumbrian fells.

The former 17th century coaching inn features a conservatory restaurant that seats 50 diners and offers panoramic views across the estuary.

The business has cultivated a strong reputation for its food and beverage offering, with the current owner having trained under John Tovey, one of Britain’s first celebrity chefs who achieved success as the owner of the Miller Howe Hotel near Windermere.

As a result, the business’ reputation draws high levels of repeat custom from both the local area and further afield.

For overnight guests there are nine individually appointed en suite bedrooms that have recently been refurbished to offer light, bright and modern letting accommodation, with six of these rooms overlooking the estuary.

The rooms are housed within a single storey extension extending from the first floor.

Owner’s accommodation is included in the form of a detached converted barn comprising one double bedroom, a lounge with open grate fire, kitchen, bathroom and a private lawned garden.

The property provides an ideal opportunity for an owner-operator wishing to reside on site, or alternatively the space could be used as manager’s accommodation.

Owner Robert Lyons has run the hotel for the past 29 years and is seeking a sale due to retirement.

Mr Lyons said: “The Bay Horse has become a much-loved and well-supported part of the Ulverston community and its surrounding area.

“We have a good mix of corporate, casual and special occasion dining throughout the year. We have enjoyed a good lifestyle from running the Bay Horse, but it is now time to enjoy our home and garden.”

Alistair Greenhalgh, director at Christie & Co, who is handling the sale, said: “The Bay Horse Hotel offers a fantastic opportunity to acquire a well-established business with stunning views across the estuary, together with separate owner’s accommodation.

“Due to its enviable location and reputation for high quality food, plus the high standard of the guest rooms, we anticipate high levels of interest from a range of potential buyers looking to acquire a profitable business with minimal starting capital required.”
