Property briefs: Phase 2 of Barrowcroft, GA Pet Food buys shed & more

HIMOR, the Manchester developer, has submitted plans for the second phase of its Barrowcroft scheme on the edge of Standish, near Wigan.

It has already submitted an outline plan for 148 homes, but the second phase it larger with 309 houses.

The company started working up plans for Bradley Hall Trading Estate – now known as Barrowcroft – after becoming aware of a shortfall of 2,500 homes across the borough.

As part of the proposals for phase two HIMOR has raised the possible transfer of Barrowcroft Wood, a Site of Biological Importance, to community use.

Associate director Samuel Stafford said: “The two Barrowcroft planning applications will deliver the homes that the Borough needs and the affordable homes that Standish needs, as well as allowing us to improve the Bradley Hall Trading Estate. At the same time, we have put Barrowcroft Wood at the heart of the proposals and would very much like to see it become an outstanding community asset.”

GA Pet Food Partners, one of Europe’s largest manufacturers of own label dried pet food, has bought R2 Revolution Park, a 200,000 sq ft distribution site at Buckshaw Village, near the M6 at Chorley.

It previously leased the site, which has 300 staff. The vendor and the value were not disclosed.

GA has consolidated five separate warehousing facilities at Buckshaw where it will operate an automated warehouse 24 hours a day, seven days a week.

The company, which was established 21 years ago, now manufacturers 500 different pet food products. It operates a manufacturing site in Bretherton, near Leyland, and has its head office in Tarleton, near Preston. In the year to January 2012, the business turned over almost £53m with profits of £3.2m.

It was advised on the acquisition by Preston law firm Napthens.

MEPC Birchwood Park has appointed Globe Construction to build the new 35,000 sq ft headquarters for Your Housing Group. Work has started on site and is due for completion early in 2014.
 
The contract, worth around £4m, is the second project won by the Warrington contractor at Birchwood Park and follows the completion of the 47,500 sq ft 305 Bridgewater Place in 2012.

The building will accommodate 300 staff. Kevin Hargreaves, director of Globe Construction, said: “We are delighted to have been chosen by MEPC to build its latest office development at Birchwood Park and we look forward to working with them to deliver an attractive and functional headquarters for Your Housing Group.”

The wider project team includes Warrington Martin acting as employer’s agent, BDP designed the building and will be acting as structural engineer, Crookes Walker is

the M&E consultant and CDMC is being provided by Scott Hughes.
