Auction House North West delivers a cracker!

THE newly-formed Auction House North West has enjoyed a spectacular inaugural sale, resulting in a 77% success rate and raising more than £4.48m from 81 lots offered at the highly accessible Bolton Football Club’s Macron Stadium.

At the event Auction House delivered the highest value commercial auction property in the North of England, including a fantastic four-storey office block in Blackburn, Lancashire which sold for £850,000 achieving £50,000 more than the guide price, much to the delight of all concerned, particularly to the director of Auction House Commercial Stuart Cooper.
 
He said: “To sell such a high profile commercial property gives an enormous amount of satisfaction, showing that we can successfully and expeditiously dispose of such high value properties that previously North West investors offered through London Auction Houses.

Oliver Adams explained: “We could not have asked for a better venue. Not only are there great views over the pitch, but it’s easy to get to – right on the motorway exit – and in the centre of a massive retail shopping park, with shops, restaurants and cafes within a couple of minutes’ walk.

“That means even speculative buyers can come along, knowing that there are other attractions nearby. As a result, the room was packed, with over 350 people attending the sale.”

As testament to the variety of lots sold, other properties offered included a tiny parcel of land in Wrexham, Clywd with nil reserve, which was bought for just £30 (along with five others by the same bidder for a grand total of £1,050) and a two-bedroom terrace in Preston which was in such bad condition that neither the auctioneer or potential buyers were allowed into the property. The building had a guide price of £10,000, but sold for £50,000.

Oliver Adams added: “My favourite story of the sale involves a young lady who contacted us the day before the auction about her studio flat in Shevington near Wigan. She is due to emigrate to Australia before Christmas, but her buyer from a private sale had just pulled out.

“Within 24 hours we had visited, valued, and photographed the property, as well as producing details and marketing them online and to our database of potential buyers. On the day, we sold it for £30,000 – which is £2,000 above the guide price, and exactly the same price that the estate agent thought he had sold it for. But our sale is now confirmed, with a completion date of next Friday, allowing her to emigrate as planned.”
