A planning application has been submitted for a potential housing development in a Derby suburb, comprising over 40 new homes.

Urban Investments Nottingham has presented a proposal to Derby City Council for the construction of 41 new homes on existing green land in the Chellaston and Shelton Lock area, adjacent to Sinfin Moor Lane.

The proposed development is situated near major roads such as Derby Road and Infinity Park Way.

If approved, it may consist of 15 three-bedroom townhouses, nine four-bedroom townhouses, eight two-bedroom flats, and other two and three-bedroom properties.

The planning application follows an earlier inquiry made to Derby City Council this year.

As previously mentioned, the city council is currently unable to meet its five-year housing supply target, highlighting a significant need for new homes in the city.

Derby City Council has requested additional supporting details from the applicant to assess the site’s local significance and the green space’s role within the community.

However, a statement on behalf of Urban Investments Nottingham argues that constructing on the current green space would not result in a “significant loss” of open space in the area.
