Four housebuilders agree £41m land deals with Harworth

Harworth Group sold more than 700 residential plots in the East Midlands in four separate deals that completed last month.

The East Midlands sites, plus two in South Yorkshire, were sold to housebuilders for a total of £41.2m with each site achieving at least its book value.

The land regeneration specialist expects “a number of further land parcel sales” in the months ahead.

Harworth chief executive Lynda Shillaw said: “Our large number of residential land sales at the end of 2023, all in line with or ahead of book values, demonstrates the continued strong demand for Harworth’s de-risked serviced residential land product from a wide range of housebuilders, and we are seeing strong sales momentum as we move into 2024.”

Harron Homes and Homes by Honey jointly bought a site in Killamarsh, Derbyshire, which has outline planning consent for up to 397 family homes. Homes by Honey also acquired a 114 family home site at Thoresby Vale in Nottinghamshire.

Strata has acquired a land parcel at the South East Coalville development in Leicestershire. The land can take up to 184 homes, with the wider 250-acre development having outline planning consent for more than 2,000 homes.

Keepmoat bought a small, 24-home site in Gedling, Nottinghamshire, next to a separate development where Keepmoat has a joint venture with Homes England.

Harworth also completed two deals for land parcels in Yorkshire, with Harron Homes at its Prince of Wales development in Pontefract and with Homes by Honey at the former Orgreave Colliery site in Rotherham.
