National strategic land company Richborough Estates has secured the sale of a 12-acre development site in the village of Davenham in Cheshire to Bellway Homes.

The site, which has a gross development value of £15m, is situated just off Fountain Lane and has been sold with planning consent in place for the delivery of 70 homes, combining two, three, four and five-bedroom properties, 30% of which are affordable.

Alongside the homes, plans for the development include delivery of public open spaces, a network of cycle and pedestrian paths, and a new vehicular access from Fountain Lane.

Some 30% of the site will be retained as open space, with existing trees and hedges retained and enhanced and a ‘Country Corridor’ to feature along the south-western boundary, connecting the greens at either end of the site.

Karl Parkington-Witte, joint managing director at Richborough Estates, said: “Davenham is a picturesque village with a beautiful historic heart and we wanted to ensure that our plans for this site reflected the existing architecture and took full advantage of the spaces available to us.

“We are confident that Bellway, as a leading national housebuilder, will deliver an exceptional extension to the existing village, creating family homes that will attract people to the area, helping to support and sustain the existing community.”

Bellway claims to be one of the most successful housebuilders in the UK, having developed an outstanding reputation for both the quality of the homes and service that it delivers.

John Webster, land director for Bellway Homes North West division, said: “Richborough’s approach of securing planning consent on a site prior to sale ensures that we are generally able to undertake the delivery of a new housing development almost immediately, reducing any potential disruption to local communities.

“Davenham offers us a fantastic opportunity to deliver some much-needed, high quality housing to this community.”
