Work to refurbish two vacant industrial units in Trafford Park completes

Work to refurbish two hybrid industrial/office units totalling 11,000 sq ft at Broadoak Business Park in Trafford Park, Manchester, has completed.

Commercial building, project and sustainability consultancy, Jones Hargreaves, led the scheme on behalf of clients ARA Private Market and London & Scottish Property Investment Management (LSPIM).

Jones Hargreaves ESG team initially undertook an energy performance assessment of the premises to advise on methods to improve the EPC ratings, with the works subsequently incorporated into the overall refurbishment specification prepared by the project team.

The Jones Hargreaves project team were appointed to provide Contract Administration and Principal Designer services, and oversaw a competitively tendered 10-week refurbishment programme of the premises.

A comprehensive internal and external refurbishment was completed, which included the installation of electric vehicle charging point amenities, with the both buildings now achieving an EPC rating of B46 (formerly D79 and D95).

Around 2,000 sq ft within each unit has also been converted into high quality office accommodation as part of the project.

Both 5,500 sq ft industrial buildings were vacant prior to the refurbishment project, with Unit C2 now fully let, and Jones Hargreaves instructed to undertake Tenants Alterations Services on behalf of the client. Unit C1 is available for let.

This programme of works, undertaken after the previous leases had expired, has significantly enhanced both C1 and C2 to bring them back into use.”

The contractor for the scheme was Core Refurb Group. Industrial agents are John Barton of BC Real Estate and Bradley Norton of Knight Frank.
