First phase of 1,200-home scheme granted planning permission

Warrington Borough Council has granted planning permission to Vistry Group, paving the way for the first phase of development at Peel Hall, in Warrington, which will yield 404 new homes.

The first phase will consist of two-, three- and four-bed homes, 236 of which will be affordable.

Liverpool-based housing group, Torus, which is working in partnership with Vistry on the site, will manage the affordable homes. These will all be much needed family houses, 55 being made available for affordable rent and 181 for shared ownership.

Phase one also includes the provision of a new community building to replace the existing Radley Common Community Centre and changing facilities for new football pitches that form part of the plans.

Additionally, this phase will see more than £1.3m invested in local transport infrastructure and public transport.

Once complete, the entire Peel Hall development will feature up to 1,200 homes and will include a residential care home, various retail, hospitality, and leisure facilities, and a primary school.

Peel Hall will also include a considerable amount of public open space, with the core elements being delivered in phase one, such as multiple play areas, allotments and a footpath network.

Gemma Hardy, Managing Director of Vistry Merseyside and Cheshire West, said: “Securing detailed planning permission for the first phase of Peel Hall is a considerable milestone for the site’s wider masterplan.

“This is a transformative development that will have a major impact on the area, delivering a range of affordable and open market housing options and wider community benefits, including significant areas of new public open space and improvements to local services and facilities. We are pleased we can now commence work with our partner Torus on this exciting project.”

Managing Director of Torus Developments, Chris Bowen, said: “Creating thriving, sustainable communities is at the heart of any development Torus delivers and as an organisation with roots in Warrington, we’re thrilled to be able to continue our mission of building even more affordable homes in the local area.

“Peel Hall will provide so many benefits to Warrington – outside of just bolstering access to new, modern homes – and the entire team is excited to begin work on this landmark project with Vistry.”
