Developer seeks care home operator for Lytham scheme

DEVELOPER Worthington Properties is looking for an operator for its 70-bedroom care facility on its £55m mixed-used scheme to regenerate a former Department for Work and Pensions site in Lytham St Annes.
The Preston company has engaged the specialist markets team at CBRE in Manchester to identify interested parties for the purpose-built care home, which is a part of the Heyhouses Lane scheme in the town.
The project includes a Booths supermarket, a family dining pub by Manchester brewer Joseph Holts and a residential development of more than 160 homes.
Shaun Skidmore, diretor of CBRE’s Manchester specialist markets team said: “Opportunities of this nature, where an operator can lease a tailor made facility designed to their exact specification, don’t present themselves every day so we anticipate strong interest in this site.
To have all the benefits associated with being part of a quality mixed-use scheme is a great selling point and will inevitably ensure interest from a number of operators.”
The 18.3 acre site was sold to Worthington Properties by Telereal Trillium earlier this year for £9.5m, and came with outline planning consent for the development. Construction work is under way. The architects for the scheme are Broadway Malyan and Leach Rhodes Walker, with Turley Associates providing planning guidance and advice.
The site was the home to the ERNIE, the machine which was used to randomly generate winning Premium Bond numbers, for more than 50 years.
