Speculative logistics warehousing build starts

SPECULATIVE development of two warehousing and distribution units totalling 212,830 sq ft has started at Heywood Distribution Park near Manchester.

The project at the CBRE Asset Services-managed park – currently comprising 1.8 million sq ft across 200 acres – has been launched by global company Harbert Management Corporation.

Russells Construction has been appointed to build two units of 67,510sq ft and 145,320 sq ft which will be ready for occupation in March 2016.

As well as benefiting 24/7 security, the units will have two storey fully fitted offices, minimum 10m eaves height and both dock level and drive in loading doors.

Confirming the appointment of JLL, Savills and B8 Real Estate to market the units, Huw Davies, head of asset Management at Harbert MC, said: “We have enjoyed a very successful period at Heywood, letting over 600,000 sq ft of distribution space within the last 18 months, which has demonstrated the strong demand in the area.

“Although many developers continue to talk about speculative development, we are aware there is nowhere near enough good quality stock available to satisfy demand and the time is right to bring these two units to the market. We are already in discussions with a number of occupiers, which bodes well for the future success of the scheme.”
