£7m revamp for historic Exchange Station

DEDICATED suites for smaller occupiers are part of a £7m refurbishment scheme for Exchange Station in Liverpool city centre.

Owners Commercial Estates Group in partnership with Anglo Scandanavian Estates say work has started on the ground floor to provide a selection of small offices ranging from 900sq ft to 3,000sq ft.

Included is a dedicated 10-person meeting room. The refurbishment works are scheduled for completion in late October.

Brian Ricketts, partner and head of office agency at Hitchcock Wright & Partners, said: “Historically Exchange Station has tended to cater for the larger floor plate occupiers in the market of around 5,000sq ft and above.

“However, having analysed market demand over the last few years, the figures show that the bulk of requirements is actually from occupiers requiring 500 up to 3,000sq ft.

“Traditionally there has been a distinct lack of high quality office space available in a prime location to meet this demand.

“Commerce lies at the core of Exchange Station and whilst the sizeable floor plates will inevitably attract blue-chip and larger organisations, we are keen to design a scheme which is able to accommodate businesses of all sizes. Exchange Station is one of the most prestigious business addresses in the city and this scheme will provide small to medium size businesses the opportunity to occupy high quality, efficient office space within this landmark building.”

Last month Randstad Recruitment announced it was the latest tenant to take space at the building which is located in the city’s central business district.

Quoting rent for the smaller suites is £15/sq ft.
