Redbridge refurbs Ribot’s Steam Packet House

MANCHESTER-based Redbridge Interiors has completed the first stage of the refurbishment of Steam Packet House – the building being refurbished by Fred and Peter Done’s property firm Ribot Investments.

Ribot Investments announced in October that it was to begin a £500,000 upgrade of the 26,885 sq ft office building, and the 15-week upgrade programme is already half-finished following the refurbishment of four floors and the toilet areas.

Work is now set to start on the building’s entrance foyer and remaining common parts.

Redbridge Interiors said that it had taken taken historical cues from the building’s original use as the headquarters of the Steam Packet Company in 1910. The building’s former 1970s interior has been transformed with high quality specification fittings and finishes and its former grandeur will be reinstated with a befitting new entrance area.

The foyer design includes Victorian style black and white floor tiles, a chandelier, a palette of deep claret and rich aubergine, with an original Steam Packet wall art as the centerpiece.

Redbridge’s managing director, Martin Bridge said: “It has been a real privilege to work on this project for Ribot Investments.

“It has been a challenging project as it demanded we work around the building’s existing tenants in order to keep disruption to a minimum and with safety a priority.
“The feedback we have had thus far from Linder Myers, which is an existing tenant occupying two floors and has been resident whilst all of the communal works have been undertaken, has been exceptional.”

Peter Buckles of Ribot Investments commented: “Deciding to use an external fit-out company was a new experience for Ribot as we do have our own in-house team but that decision has been well and truly justified.

“Redbridge not only fully costed and designed the project upfront at its own risk but its experience on other high profile projects such as Rothchilds’ Bank on King Street combined with the fact its office is so near to the project gave us confidence that it was the right company to use.”

The project is due for completion by the end of the year. Joint letting agents are Edwards & Co and OBI Property.

Redbridge Interiors has also just completed a contract to fully refurbish the first floor of DeQuincy House, also located at Cross Street, for Broompark Management.  The project included the fit-out of a new hair and makeup studio for New ID, which is moving from its current location on King Street.

Bruntwood has also appointed Redbridge to carry out the fit-out works for National Computing Centre (NCC) at Oxford House, Oxford Road on a design-and-build contract with Simon Millington of Space Invader acting as interior designer.
