Property round-up: Buckshaw Village; Penrhyn Court; and more

FUND manager CB Richard Ellis Investors has sold of the 232,102 sq ft Unit R4 at The Revolution in Chorley to Conair Group for an undisclosed sum.

Conair Group will utilise the building as a distribution hub for its health and beauty products and kitchen and electronic appliances. King Sturge, GVA and Littler Young acted on behalf of the fund manager. 

The Revolution is part of the 500 acre Buckshaw Village Development.

Rob Trevor of CB Richard Ellis Investors said:  “The Revolution development offers a truly strategic location for both logistics occupiers and manufacturers with a high quality working environment and a large flexible labour force nearby.  Only R2 remains, comprising 198,610 sq ft with a 12m haunch height available on a leasehold or freehold basis.

“This is now the only new build unit of its size in the North West marketplace.  We already have significant interest from both logistics operators and the improving manufacturing sector.”

PROPERTY consultancy GVA has completed the sale of a 7,000 sq ft industrial unit at Penrhyn Court on Knowsley Business Park to local packaging company Parkers.

Parkers provides packaging for food products. The company is relocating to Penrhyn Court from Millbrook Court in Knowsley.

Link Six 56Jonathan Lowe, a surveyor at GVA, said: “Penrhyn Court provides the highest quality of specification in a well-established industrial location at competitive prices. This latest deal comes on the back of the letting of 15,000 sq ft to Beverston Engineering and it is anticipated that it will provide the springboard for further lettings and sales.”

Penrhyn Court was built by Caddick Group and is one of the few newly-built schemes remaining on the A580 corridor. Unit sizes range from 5,275 to 22,390 sq ft, at a quoting rent of £4.95 per sq ft or £65 per sq ft on sales. 

GVA and CBRE are joint agents at Penrhyn Court.

ACCESSORIES boutique Mimco has completed a refit of its new Chester branch.

The company, which sells accessories such as costume jewellery and hair accessories as well as wallets and watches, was started in Australia in 1996. It now has nine standalone UK stores, but the Chester outlet is its only one in the North West.

Store manager Sophie Owen said: “We’re thrilled with the look of the store and customer responses have been great.”

THE Industrial Agency teams at GVA and CBRE North West have been jointed appointed as joint agents to let a 145,000 sq ft unit at Link Six 56 Warrington, part of the Stretton Distribution Centre.

The high bay building is expected to receive significant interest as it is within a mile of the M6/M56 interchange and close to the regional motorway network.

Paul Cook, associate director of Industrial Agency at CBRE North West said: “We expect Link Six 56 will see a high level of interest from potential occupiers, particularly due to the limited availability of modern high facilities of this size.”

MANCHESTER-based property manager The Livingcity Group has won a contract with Peel Media to look after two residential buildings at MediaCity in Salford Quays.

The business will be handling service charge administration, tenant liaison, maintenance and cleaning of the communal areas at TheHeart, which has 177 apartments, and NumberOne, which has 200 apartments.

Mark Gallimore, managing director of The Livingcity Group, said: “MediaCityUK is at the heart of an area where people not only live, but also work, play and learn. We are absolutely delighted to have been involved with the residential elements from an early stage and are looking forward to the next few years – especially with the imminent relocations of the BBC and Granada.”

The contract follows the recent appointment of Livingcity to manage two buildings at the Eastbank development in Ancoats by Manchester Ship Canal Developments, a joint venture company between Peel Land & Property and Manchester City Council.

MANCHESTER architect Formroom has completed its work on Century House, a new build extension and refurbished office project in Wilmslow.

The job was commissioned by exhibition and interior design consultancy, Mather & Co, the owner and tenant of the building.

Formroom designed a glass link which acts as a bridge between the new and existing buildings. In addition to using original features, including oak beams and stone floors, the design also incorporates new open plan floor plates and a central light well.

Managing director Tim Groom said: “The project presented a number of challenges, which as architects we view not as constraints but rather opportunities for exciting, innovative design. The completed extension project offers a contemporary and functional working environment that crucially complements and accentuates the original build.”
