Lancs Total Fitness unit on the market for £2.5m

THE former Total Fitness Club in Lancaster has been placed on the market with an asking price of £2.5m.
The unit, which is on Lancaster Business park close to Junction 34 of the M6, contains a hydrotherapy pool and a large swimming area within a 63,500 sq ft building.
Until recently, the building had been owned by a South African syndicate who are believed to have bought it from Total Fitness founder Albert Gubay.
He had sold the business to a management team in an £80m deal in 2005 and kept the properties, but the trading company underwent a pre-pack administration October last year led by turnaround expert Graham Hallworth.
The syndicate which bought the property is also understood to have been placed into administration and the unit was taken over by its bank, but the two sides were unable to agree a new deal and the gym was closed in April, although nursery operator Total Tots is continuing to operate from the site.
Joe Patrick, head of leisure at Christie + Co, said: “This is a significant piece of real estate which can now be offered for sale on a freehold basis, something of a rarity in the leisure industry these days.
“The population catchment will certainly appeal to operators, however the location and scale of property can offer the potential for a wider variety of uses under the current planning use involving education, health or as a place of worship.
“In addition, the configuration of the property could lend itself to an alternative leisure, hospitality or employment use subject to the necessary consents and permissions.”
