Developers sought for £46m of social housing in Cheshire East

CHESHIRE East Council has issued a call for partners to develop four social housing schemes valued at up to £46m.

The council is looking to accelerate its affordable housing programme and wants to appoint firms to develop and manage four sites – Oakdene Court in Wilmslow, Churchside Cottages in Macclesfield, The Moss 4 and 6 at Congleton Road in Macclesfield and the West View scheme at Crewe. Each site will be leased for up to 125 years.

The Oakdene Court scheme in Wilmslow is the largest of the proposed developments and will contain between 26 and 30 new homes.

The site is a former sheltered housing scheme which has been empty since 2006, and the council wants to see a mix of 2-3 bedroom homes and 1-2 bedroom bungalows developed. The estimated value of the project is between £12m-£25m.

The two schemes in Macclesfield are much smaller – the Churchside scheme involves the retention of five Grade II-listed residential units at 9-17 Churchside at a cost of £2m-£4m, while 4&6 Congleton Rd involves either a refurb of two 4-bed affordable homes or a demolition and rebuild of three, 3-bed units – also at a value of £2m-£4m.

In Crewe, meanwhile, a developer is being sought to take a site containing a former elderly care home and transform it into 15-20 two, three and four-bed family homes at a cost of £8m-£13m. The homes would either be offered for rent to social housing tenants or to buy through a shared ownership scheme.
