Hi-tech specialist is final letting at Bunker Building

Property developer Capital&Centric has let 12,798sq ft to Human Recognition Systems at the multiple award winning Bunker Building in Liverpool.

The final letting means the building, which was a speculative office development behind the former Littlewoods Building, is now fully let.

Bunker is also home to Pixel Reality – a video and CGI business and Render Nation – a visual effects rendering company for the film, television and computer gaming industry.

Human Recognition Systems is privately owned with about 70 staff. It develops software and hardware all based around technology using biometrics to automate the process of identifying individuals.

The ambitious company is relocating from its’ previous premises in Wavertree as it looks to grow the business by 40% year on year over the next three years.

The Bunker building was acquired by Capital&Centric from the Homes and Communities Agency and converted from a storage space for the Littlewoods Catalogues into super energy efficient offices.

The building benefits from hyper fast broadband, super energy efficiency and electric car charging. The development is set to have created over 200 jobs once fully occupied.

Tim Heatley of Capital & Centric said: “We held our nerve to get the right sort of tech company in the Bunker Building, HRS is a perfect fit for it. As we turn our focus to the Littlewoods Buildings it’s essential we continue to attract complimentary residents to create a community with high growth potential.

“We’ve always spoken of our ambition to redefine this part of Liverpool by focusing on sectors based around digital tech, content creation and creativity. We think that can have real social impact and become a driver for further regeneration of the surrounding areas.”

“When we embarked on this project, it was a bold move to create design lead space in a pioneering location, but a fully let building, to such awesome businesses, is testament to what can be achieved if you push the boundaries.”

Capital&Centric is still wholly owned by founders Tim Heatley and Adam Higgins.

It is developing more than £500m of property in Manchester and Liverpool and has no bank debt.

It recently started construction of the £250m Kampus project in Manchester City Centre. Many of its developments are retained as medium term investments and currently spends over £2m a week on regeneration activity, which is set to rise to £3m a week by the second quarter of 2017.
